Instalco involved in the development of Stockholm city

Over the past ten years, Stockholm city has undergone a major transformation aimed at becoming a more vibrant area around the clock. Former office properties are being modernised to strengthen the city centre as a lively, attractive and safe urban core, with more housing, appealing workplaces and increased functional mix. Instalco has participated in several projects in the inner city, most recently through Instalco subsidiary Rörgruppen’s assignment at the Hästen 21 property.

Hästen 21 is located in the heart of Stockholm city, at the intersection of Mäster Samuelsgatan and Regeringsgatan, and is part of the Hästen block. The project is a new development on the site of the former “Passagenhuset”. The new property, currently under construction and comprising a total of 36,000 square metres, will include seven floors of offices, three floors of retail space and 27 smaller residential apartments.

The assignment, which is approaching completion in 2026, involves a plumbing contract for Rörgruppen covering installations for wastewater, stormwater, domestic water, cooling and heating. Zengun is the main contractor, with Pembroke as the client.

“We have been involved in this project for quite some time and have, among other things, supported the project with cost calculations and preparatory work since 2024. We have a long and strong relationship with Zengun, and the choice of organisation and the trust built over time worked in our favour during the procurement process,” says Klas Svensson, CEO of Rörgruppen.

The property will be certified according to LEED Platinum v4 and classified as a Sustainability-rated Instalco project. The building has been designed by Schmidt Hammer Lassen, with BAU as the local architect.

The corner property Hästen 21, also known as Regent, has a strategic location that helps connect the urban environment along Mäster Samuelsgatan with the city life around Hamngatan.
